AUCTIONS
Practice Information:

1.  This firm is a specialist rural and equestrian property practice.  However all types of residential property matters together with land and smallholdings are also dealt with including re-mortgages and matrimonial Transfers.  Packs can be prepared for selling by auction and we will act for anyone wishing to purchase land or property by auction or provide a pre-auction report.  Other areas of work can be found under “Work Types”.  The practice covers all of England Wales but carrying out work for local clients is important to us.
2.  The Principal solicitor was trained whilst working for a City firm in the 1980s and has had a wide experience of dealing with both registered and unregistered land.  She can deal with voluntary first registrations at the Land Registry if you house or land is still not registered (currently being encouraged by the Land Registry by a discounted fee being charged).  She has an interest in rights of way law and can assist with various equestrian related matters.  Her professional memberships include the Agricultural Law Association and the Association of Women Solicitors.
3.  Written quotations (by email if requested) are available prior to work commencing for all residential sales, purchases, remortgages, preparation of auction packs and matrimonial transfers.  Whilst estimates can be provided in advance for the sale and purchase of land, agricultural properties and purchase by auction, quotes can only be produced on sight of all the legal paperwork from the other party’s/parties’ solicitors.
4.  Personal attention to your transaction and regular updating is of paramount importance to us.  You will have regular communication either by e mail or telephone.  All legal issues (including appropriate searches and enquiries with the party’s/parties’ solicitors) are dealt with thoroughly and will provide carefully considered advice if any problematical issues should arise.  On any land or property purchase a written Report will be provided with copies of all relevant documentation and search results (so you have a record of these to keep following completion) and also a copy of the Land Registry Official Copies (legal title) once you have been registered as the proprietor(s).
5.  If you need to provide an Affidavit, Oath or Statutory Declaration prepared by another solicitor this can be sworn for £5 plus £2 per exhibit.  The same documents can be prepared in relation to land/property/access matters to be sworn by a solicitor at another firm of solicitors.
6.  Home Information Packs can be provided at a very competitive rate of £270 including the Energy Performance Certificates (EPC).  A local surveyor can arrange the EPC for anywhere in England and Wales.
7.  Flexible office hours allow for evening and week-end appointments.
8.  The office is in a relaxed and quiet environment over-looking the alpaca paddocks (in fact clients often finish their appointment with viewing the alpacas and their delightful cria).
9.  Parking is on the surrounding land and is free !!  - no fighting your way through town traffic and then paying a fortune to park your car some way from the office !!
